What is a Tech Smart Agent?

Facebook, Twitter, LinkedIn, Craigslist, Trulia, Redfin, Zillow, Youtube...these are just a few of the websites and technologies that have forever changed the real estate industry.
Back in the old days, if you wanted to find out what your house was worth, you called your Realtor and they went to the MLS to pull some recently sold comparables. For Realtors today, the MLS remains the most widely used tool for this task, however, it is no longer, the ONLY tool available. | |

It is now widely believed that 90% of home searches begin on the Internet. Personally, I'd bet that number is closer to 100%.
The Internet has made doing home-buying research easier than ever before.
It has also changed the job of a Realtor. Today Realtors had better be "Tech Smart" or their clients are going to leave them in the dust. Without a solid understanding of technology, a Realtors survival is seriously in question. | |

Youtube is a terrific example of how a Realtor might use technology to more effective market a client's house. With Youtube, a Realtor can shoot a walk-through of the house and then easily upload it to his website for viewing by potential buyers. Computers today come equipped with software that make video editing a snap. The end result is an online presence for a house that was not readily available in the past.
How many Realtors know how to do this? Not many, I can assure you. |

Being a Tech Smart Agent isn't just about knowing which websites to visit. Its far more than that. Its also about being able to manage vast amounts of data in a time effective manner.
For example, I advertise for buyers both online and off. All my advertising drives these buyers to one or more of my websites. Each website has a single purpose; to convert that site visitor into a lead.
Once a conversion does take place, my automated systems then further qualify that buyer so that my team can determine when they are ready to buy, and, equally important, what they want to buy. All of this information is safely and securely stored in my database, which I can access from any computer, or my iPhone.
When I take a new listing, rather than just upload it to the MLS and cross my fingers, I am equipped to immediately commence and aggressive direct marketing campaign targeted to all the buyers that are a good fit for that house.
Do I have to "remember" to do all this? Do I have to manually go through my list of buyers to call each one of them, hoping I'll find a match? Do I just wait for all the other Realtors to find me a buyer?
Heck NO!
